The four holiday properties which comprise ‘Mel House Cottages’ are the result of the sympathetic conversion of a former ‘run’ of stables – now ‘Mallard’ and ‘Swift’ – and a barn originally built for storing threshed grain – now two apartments, ‘Granary’ being above ‘Owl’.

We’ve retained original features where attractive and practical – 150 year old beams and purlins and some stone crannies – whilst ensuring that no ‘modern comfort’ is missing. Naturally our intention is to provide you, our Guests, with a ‘home from home’ where you will be able to enjoy a thoroughly relaxing and enjoyable holiday in our lovely village in the North York Moors National Park.

Our Properties

Mel House Cottage

Charming six-bedroom, three-storey detached house within the small village of Newton-on-Rawcliffe. Located on the doorstep of the attractive North York Moors National Park, roughly 30 miles north-east of the city of York. Less than 5 miles north of the busy market town of Pickering, you’ll have plenty to do and explore right on your doorstep. Head just 3 miles north of the village and you can be walking in Cropton Forest. Travel another 18 miles and you’ll reach the fishing town of Whitby or you can travel there by steam train on the North Yorkshire Moors Railway, passing by beautiful moorland scenery. A little further down the coast visit Scarborough (23 miles) with its two sandy beaches, amusements and castle.
Explore the charm of this stunning detached 1880s cottage, Mel House, offering six generously sized bedrooms, original period features, and a games room with darts board and snooker table, as well as a shared leisure suite featuring a pool, hot tub and sauna. The interiors blend classic, vintage elements with contemporary finishes, creating a seamless, inviting atmosphere.
With an open plan kitchen and dining area, this is an ideal place for family trips or gathering with friends. You will feel instantly at home and cosy next to the fire with period features. The kitchen is stylish with integrated appliances; prepare a home-cooked dinner and take it into the diner where a large dining table seats all guests comfortably. After dinner, get comfortable on the sofas, admire vintage accents and watch a film on the large Smart TV, light the log fire on chilly evenings and snuggle up. Adjacent to the lounge is a cosy twin room with a log fire, perfect for keeping you warm on cold nights. There is also a space where you can work if needed, read quietly or where the kids can entertain themselves on their devices. Completing the ground floor is a downstairs WC. Upstairs on the first floor, you will find three bedrooms – a family room with a double bed and two single beds; the master room with king bed and a TV; a small double bedroom; and a luxurious bathroom with a corner shower, a bath with a handheld shower head and a WC. On the second floor is a double room with an en-suite shower room with a shower and WC, and an extra single bed making the perfect family room.
Head outside and you’ll find a generous garden with garden furniture and enjoy your peaceful surrounding well into the evening. This complex has a vast communal garden with well-stocked borders and wildflower patches; strategically placed benches mean you can while away the hours with a good book or just admire your surroundings. Externally, outdoor games area including pool table and table tennis area, a garden with a large pond, laundry room and ample parking. There is also a communal pool house with changing facilities and showers; take a dip in the 6m exercise pool and finish off in the sauna and hot tub.

The Corner House

The Corner House has been clearly designed with an eye for stylish interiors. As you step inside, you’ll find a pairing of feature design elements and contemporary fittings, which culminate in an inviting home-from-home.

You’ll be taken aback by the sheer amount of space in this property, whether that’s in the generous garden with a summerhouse and hot tub, or inside in the open-plan living space. Maximum of nine guests and two dogs, we’re sure you’ll never forget your stay in this cottage.

The space
On arrival, stop off in the entrance hallway and leave coats and boots behind. The thoughtfully laid out ground floor all flows nicely into one another, with a spacious kitchen giving way to a beautifully bright open-plan lounge/diner. The kitchen is extremely on-trend with clean grey cabinets, integrated appliances and strip lights fitted throughout. Your family’s chef will love getting stuck into a recipe right here, all whilst listening to the hum of conversation, music and TV from the lounge next door.

Head through into the dining room when dinner is served. With space for your entire party to sit around together, this table offers the perfect place to enjoy one another’s company over great food and drink. Whether it’s a delicious breakfast or a lovingly prepared evening meal, you’re certain to leave this table feeling utterly satisfied.

In the lounge, ample seating including sofas, loveseats and armchairs offers plenty of room for guests to curl up and get comfy on an evening. Draped with sumptuous throws and scattered with plush cushions, you’ll no doubt dream of lounging around here throughout a long day of Yorkshire hikes and bike rides. The furniture has been neatly positioned around a wood burner effect electric fire and a large Smart TV, great for evenings through colder months. You can log in to streaming services on the TV and pick a family favourite film or something completely new to watch, all whilst basking in the warm glow of the electric fire.

You’ll pass by a handy ground-floor WC before reaching the stairs to ascend to the first floor. This storey accommodates three of the property’s four bedrooms, a luxuriously appointed bathroom with a jacuzzi bath and the added bonus of an office space with a handy desk should you need it.

The first of three bedrooms is a lovely master room with a double bed, soft linens and en-suite shower room providing an excellent offering of privacy. A second double bedroom is also to be found on this floor; however, this compact and cosy room might be better suited to one guest and features a smaller 4ft double bed. A twin bedroom with a feature wall and TV completes the first-floor offering.

At the top of the house sits the fourth and final bedroom, complete with an en-suite shower room and WC. This room is a spacious family bedroom with a double bed and an additional single bed, perfect for parents with younger children or three guests who are happy to share.

Be sure to make full use of this property’s outdoor space throughout warmer months. Here you’ll find a generously proportioned garden that’s set to lawn and benefits from a furnished patio space. A real hub of outdoor activity, this garden is entirely enclosed and offers a dining set, a fire pit and a covered hot tub with steps up. Finally, the garden offers a summerhouse with TV, computer games and seating options, an ideal chill-out zone for teenagers.

There is 2 parking spaces with chain across opposite the front of property. There is also space outside the front of the house for 2 cars. Please be mindful of the position of your parking in the top corner as it could block access to neighbours drives.

Granary

Relax at this peaceful place to stay, set within a handsome, stone barn in the scenic Yorkshire village of Newton-on-Rawcliffe. Sleeping four guests, and offering dog-friendly accommodation, the two-bedroom, first-floor property is situated within the attractive grounds of a site where other holiday hideaways also nestle. During your stay, you will be very welcome to make the most of shared access to an indoor swimming pool, sauna and hot tub, where you can unwind and have fun together.

The space
Climb up the characterful, exterior stone staircase to reach the front door to your private accommodation. Enter to find yourselves in a triple-aspect, open-plan lounge/kitchen/diner, with magnificent views over towards Levisham to the east and the Vale of Pickering to the south.

Prepare hearty Yorkshire feasts in the kitchen area then dine at the table together and plan your next adventure. Settle on the soft seating for the evening to watch the Smart TV or play games together, then treat yourself to a long soak in a hot bubble bath in the family bathroom before bed. The bedrooms here include a double room and a twin.

Step out into the Yorkshire sunshine on warm days and explore the shared grounds, which include a water garden with a pond, and a patio with picnic tables. Head over to the communal pool house to dip in the 6-metre exercise pool or to relax in the sauna or hot tub after your busy days out. There is private parking for two cars with this apartment.

Retreat to Tawny Cottage, this inviting family friendly, ground-floor apartment set within a barn on a site with shared leisure facilities in Newton-on-Rawcliffe, North Yorkshire. Sleeping 5 guests, the two-bedroom bolthole, which also welcomes your canine companion, with its own enclosed garden. Offers shared access to an indoor swimming pool, sauna and hot tub, where you can relax with your friends or family after bracing walks through the magnificent, surrounding countryside.

The space
From the property, lace up your walking boots and venture out to explore the splendid North Yorkshire Moors National Park or picturesque North Riding Forest Park. Visit the bustling market town of Pickering, 4 miles away, with its medieval castle, museum and heritage trains running along the North Yorkshire Moors Railway stopping at seaside town Whitby. Plan a day out to Scarborough on the coast, 22.5 miles away.

Take one step up to enter the barn, then make your way through into the open-plan lounge/kitchen/diner, where you can pull the doors open on to the garden on fine days. Find a film to enjoy together in the evenings in here and take turns at rustling up hearty Yorkshire meals over in the kitchen space before dining either inside or out.

At the end of each exciting day, run yourself a long, hot bubble bath in the family bathroom, then soak for a while before laying your head for the night in either the comfortable triple or the inviting double bedroom.

Bask in the Yorkshire sunshine of the shared, enclosed garden, with its pretty pond, on spring and summer mornings, opting to dine out in the fresh air at a picnic table from time to time. Wander over to the shared pool house to dip, bubble or unwind in the heat whenever you choose. There is private parking for two cars with this apartment.

All the properties, including this cottage, have shared access to an indoor pool, sauna and hot tub, where you can swim and relax after your many excursions.

The Mallard is fully accessible for disabled guests.

The space
Enter the property at ground-floor level and make your way through to the kitchen/diner to make a cup of tea for your friends and family and start preparing dinner. There is a table in here where you can all sit down to your hearty Yorkshire feasts together.

Light the wood burner in the lounge on chilly evenings, then find a film to enjoy together on the Smart TV as it crackles gently in the background. Play games in here and discuss the following day’s activities before heading off to bed.

One of your bedrooms, a twin room, are at ground-floor level, together with a family bathroom, while a double, a twin and another family bathroom are upstairs.

Spill out into the shared grounds on sunny days. Look out for wildlife in the water garden, with its pond, or dine out on warm evenings at the picnic tables on the patio. Spend time at the pool house having a sauna or hot tub or doing a few lengths of the 6-metre exercise pool. There is parking for two cars with this cottage.

Enjoy a magnificent stay at Starling cottage, this gorgeous former barn at Newton-on-Rawcliffe in North Yorkshire. Sleeping seven guests, the three-bedroom, dog-friendly abode nestles on a tranquil site in the village together with several other holiday properties. Head back to your delightful, single-storey retreat after exciting days out to unwind with your family and friends and to make the most of the shared access you have to the indoor swimming pool, sauna and hot tub.

The space
Step inside Starling cottage, this exquisite barn, leaving your walking boots and jackets in the entrance, to discover an open-plan lounge/diner, with a high vaulted ceiling, beams and exposed stone wall. Stoke up the wood burner in here after bracing autumn and winter walks, search for your favourite television programme on the Smart TV or play games long into the evening.

Decide whose turn it is to whip up a tasty meal with the fresh Yorkshire produce you have bought through in the kitchen then set the table and gather round to enjoy it together.

When eyelids begin to droop, make your way through to the double room, the twin or the family room, which features a bunk with a double bed below and a single above. There are two family bathrooms to choose between at this property.

Stroll through the shared grounds, which include a water garden with a pond, and a patio with picnic tables, at your leisure. Amble over to the pool house to do a few lengths of the 6-metre exercise pool or to have a sauna or hot tub after your trips out. There is parking for two cars with this barn.
